When the communist state authority expropriated all private companies and residential houses in the country between 1948 and 1952, it was already foreseeable that the plundered acquisitions would not have careful owners. By the 1990s, the real estate assets in Inner-Erzsebetvaros had deteriorated so much that investors preferred to demolish their newly acquired properties rather than renovate them.

Seeing the senseless destruction and the low-quality new buildings, architect and urban planner Anna Perczel founded the Óvás! association in 2004. Their professional organization, consisting of civilians, mainly acted in defense of the old buildings of Inner-Erzsebetvaros. Thanks to their work, they saved 20 houses from demolition in Erzsébetváros.

The tenement building at 47 Kazinczy Street, built by coppersmith Mika Tivadar, was sold by the district to Hungarian-born Georgette Avruch and her son Michael, American citizens, in a way that allowed the house with a 58-meter deep courtyard to be demolished without any issue.

After successfully compensating and relocating the original residents, civilians managed to secure landmark protection for the property. Instead of demolition, Avruch ultimately decided on renovation in 2009 paying close attention to every historical value in the building.

According to the plans of Kristóf Szmetana and Ágoston Barkács, the renovation of the tenement building was completed in 2011. Along with the rear wing standing in place of the former factory building, a total of sixteen apartments ranging from 48 to 110 square meters were created.

At the bottom of the building, the Mika Tivadar Mulató opened freely after the name of the former builder, which, in addition to its musical programs, conversations, slam poetry evenings, and theatrical events, also provided culture. The ruin pub hosted the Antré Festival 1.0 as well.

The ruin pub closed in 2021 to ensure that guests staying in the meanwhile transformed hotel apartments would not be disturbed by any noise.
